How do repair authorization limits work?
You set a dollar limit per property. Anything under it, we dispatch immediately and report afterward. Anything over it, you receive photos, a quote, and a recommendation before work begins. Emergency limits can be set separately.
Can my tenants contact you directly?
Yes. Tenants get your coordinator’s number and email. We handle intake, scheduling, and access with the tenant, and you see everything in the report.
Do you work with out-of-state owners?
Many of our landlord clients live outside Minnesota. Photo reports, vacancy checks, and one invoice per property are built for exactly that.
How fast is a typical turnover?
A standard make-ready with cleaning, paint touch-up, minor repairs, and rekey is usually complete within three to five business days of the unit being vacated, depending on scope.
Can you take over a portfolio that already has vendors?
Yes. We can keep vendors you like inside our coordination, vet them to our standard, and fill gaps from our network.
